Well Agreement

Valley Well is owned by ten residences on forty two acres.  The original well agreement was executed on December 20, 1996 and recorded on December 26, 1997 in Docket 10448, at page 573.  The original agreement was modified June 30 1997 in Docket 10577 at page 4247.

The agreement as modified grants each owner the right to take water from the well for reasonable domestic use on their own parcel as long as they are not in default under their obligations in the agreement.  The water may only be used for non-commercial purposes.

The agreement also established the collection of a monthly fee for the operation, maintenance, repair and replacement of the well and equipment.

These agreements were made by the original two owners of the 42 acres that was divided into our 10 lots.  Since it "runs with the land", it covers subsequent owners of each of these 10 lots.  The agreement may be modified by written consent by the owners of 70% of the land. Delivery System

The delivery system consists of two pumps, two tanks, plumbing, electrical, and controls.

The well pump is Gould 4" submersible pump Model #13GS30.  This pump has a 3hp motor and is rated 13 gpm at peak efficiency.  In normal operation this pumps water from the well into the large vertical tank.  This tank is vented to atmosphere and can store approximately 20,000 gallons.

The pressure pump is Gould model HSC20.  This pump has a 2hp motor and is rated 30gpm at 50psi.  In normal operation this pumps water from the vertical tank into the horizontal pressure tank.  This pump pressurizes the 1,000 gallon horizontal tank to deliver pressurized water to the users.

In the case one of the pumps fails, it is possible to run the system on only one pump for a short time while repairs are made.  Care must be taken to not run the pressure pump dry if you bypass the low float.  The well pump can be used to pressurize the pressure tank.  This is ok to do but will flow will be reduced.  Click on view document for instructions on how to do this.
